Ames has at least four distinct sub-markets that operate on completely different price + buyer dynamics.

Campustown + the campus-adjacent rings — Everything within ~1 mile of central campus. Older housing stock, lots of duplexes + small multi-family, heavy student renter market. Single-family homes here are typically owned by long-term faculty or by investors renting them. Price range: $200K–$425K depending on condition + bedroom count. Best for: investors (excellent house-hack territory) and faculty who want walking distance to campus.

South Ames + the Aldrich / South Riverside corridor — Newer construction mixed with established 1990s+ neighborhoods. Family-friendly, good schools, 5-10 minute drive to campus. Price range: $325K–$650K. Best for: faculty families, mid-career professionals, anyone prioritizing schools.

North Ames + Ada Hayden area — Newer construction, lots of trail access (Ada Hayden Heritage Park is a real asset). More suburban feel. Price range: $375K–$750K+. Best for: families wanting newer construction without commuting to ISU daily.

Northridge + East Ames — Established mid-century + newer infill. Mature trees, larger lots. Closer to the Iowa State Center, Reiman Gardens, and the I-35 commute. Price range: $275K–$500K. Best for: value-conscious buyers + first-time buyers.

Investor + house hacking in Ames

If you're an investor or thinking about your first house hack, Ames is arguably the strongest cash-flow market in Iowa. The math is unusually friendly here for a few reasons:

  2. Tenant turnover is annual and predictable. Lease cycles align with the academic year, so you can plan renovations + rent increases on a known calendar.
  3. Inventory exists at every price point. $200K duplexes, $300K single-family rentals, $450K multi-family — investor inventory is consistently available.
  4. The house-hack play is exceptional here. Buy a 4-bedroom near campus, live in one room, rent out the other three to students. Done well, you cover your mortgage AND build equity. Done with discipline, you graduate (or just keep doing it) with a paid-down asset.

Considering options outside Ames? Gilbert sits just north with excellent schools and a small-town feel within 10 minutes of campus. Nevada is east on Hwy 30 — established neighborhoods, easy ISU commute, lower entry prices. Huxley is south on Hwy 69, growing fast with new inventory.
