Pre-Approval With a Local Lender

The foundation of every successful purchase. A trusted Central Iowa lender reviews your income, credit, debts, and savings to set your price point. What they'll likely need:

Market Education + Showings

We calibrate on market conditions and what's in your range, then set you up on the DMAAR + CIBR MLS portals — plus RE/MAX office-exclusive listings before they hit public MLS.

Write an Offer + Negotiate

We draft a formal contract and review terms together before submitting: price, possession, inclusions, closing date, inspection, and finance terms. Bring your pre-approval letter and earnest deposit (~1% of price, credited at closing).

Inspection + Contingencies

Inspection runs ~$400–$550; radon and sewer scope ~$100–$150 each. I'll guide you on which findings matter, what's negotiable, and when to walk.

Appraisal, Walk-Through + Closing

Your lender orders the appraisal. About 24 hours before closing we walk the home together. On closing day you sign with your lender, agent, and closing attorney — then get the keys.

How long does it take to buy a home?

Once under contract, most purchases take 30–45 days. The search timeline varies — we build a plan that matches your goals and the market.

How much should I offer?

What does earnest money mean?

A good-faith deposit showing you're serious. It's held in escrow and typically applied toward your purchase at closing.

Should I get a home inspection?

Almost always, yes. It reveals the home's condition and protects you from surprise repair costs. We'll help you interpret the report.

What if the inspection finds issues?

Common — and not a dealbreaker. We help you understand what matters most and negotiate repairs or solutions.

What if the appraisal comes in low?
