Because Altoona's growth has been driven by new single-family construction rather than dense rental stock, the playbook here looks a little different than in an older college town. You buy a property as an owner-occupant, move in, and rent out part of it. Because you live there, you qualify for owner-occupant financing - which is far cheaper to get into than an investor loan.
