You live in the main level, rent the lower level or a room, and the rent goes toward your payment.
As an owner-occupant rather than an investor, you qualify for financing built around a far smaller cash outlay than an investment-property loan requires. In Central Iowa the paths worth asking your lender about include FHA on a one-to-four unit, conventional owner-occupied financing, VA if you have served, USDA in the smaller corridor towns, and the Iowa Finance Authority’s FirstHome and Homes for Iowans programs. Which one fits depends on your credit, your income, and the property itself.
